Hangzhou
Hangzhou is the capital city of Zhejiang Province, located at the southeast coast of China. It serves as the political, economic, cultural, educational financial center and transportation hub for Zhejiang Province and the southeast China, it is an important e-commerce center in China. Up to 2017, Hangzhou consists of 10 districts, with a total area of 16,596 square kilometers and around 9.18 million residential population. Thanks to the enlarging metro network and the ever-expanding high-speed railway and highway network in China, the convenient transportation has brought Hangzhou unceasing opportunities. Hangzhou is famous for gathering private-owned companies, nearly one fifth of China's top 500 private-owned enterprises headquartered in Hangzhou. The ecommerce giants Alibaba also originated here in Hangzhou. Hangzhou has attracted thousands of technology firms to locate here, leading the technology industry growth, it is becoming the next technology center of China. The real estate projects in Hangzhou has also brought it new energy, e.g. Kerry Center, China Resources Building, Raffles City, Canhigh Center, Huanglong Vanke Center and Ocean International Center etc. With the success of 2016 G20 Summit and the upcoming Asian Games in 2022, Hangzhou is looking forward to a brighter future.
Hangzhou office market has been active in 2017, three are three main market trends as below: 1. The demand of office market bloomed, net take-up exceeded the new-supply volume. 2. Rents will stay in range in the near future, however, we hold an optimistic view in a longer term. 3. En-bloc transactions achieved a historical high record, investors are the new driver of the demand. Forecast for 2018 Hangzhou office supply peak will occur in 2018, most of the new supply are in Qian Jiang New City. Benefit from the city’s development, the office demand will remain strong.
